IMPORTANT NOTICE: As of June 15th 2018 the New Housing Law comes into effect. This is the Japanese law for AirBnB and similar home sharing businesses. As a host it is vital that you understand the laws. If you do not have a permit to continue running a holiday let your property will be de-listed. At My Tokyo Home we have a comprehensive grasp of the laws and can help you continue listing legally.

Airbnb / Short & Mid Term Management Services

Setting up a holiday rental property in Tokyo can be a lot of hard work but with My Tokyo Home it is completely hassle free. Our management services include the following:





PRICING

For full service premium management we charge 20% of the revenue from you rental property, plus the cleaning fee, refills and laundry. 

 

The cleaning fee will be managed by us and will be covered by the guest through the AirBnB or similar platform.

Refills of shampoo, conditioner, toilet rolls etc plus laundry (approximately 900‎¥‎  per clean for a medium sized property) will be invoiced separately.

 

The set up, photography, house and directions guide, listing and on-boarding are all charged at a competitive rate equivalent to roughly one weeks rental.

 

Please Note: we do not provide partial management or selected services, in order to maintain our high standards and five star rating we only take on full property management. 


PROCESS

 We will take the following 5 steps to list your home and start earning you money. The whole process should take less than a week depending on how busy we are:

 

1: We will meet you at your property, answer any of your questions, suggest any ways in which your property could be improved for rental, and give you some idea how much your property will rent for.

2: We will send you our standard contract to sign.

3: Once the contract is signed we will return to photograph your property for the listing and the guide. We will create an inventory and take note of any additional refills or gifts you would like to include for the guests.

4: We will then prepare the house guide, create the AirBnB & other rental portal listings and open the calendar for bookings.

5: Start receiving guests! We will do our best to meet the first guests personally to make sure that they are happy and well taken care of.
